This house is located at16006 Maplewood Ave. Maple Hts. Ohio 44137 a suburb of Cleveland.

My family is currently selling this house out of necessity.  I moved out over 10 years ago and currently live in Canton Ohio.  My mother who two years ago went into the hospital with TIA (mini strokes) is not allowed to live by herself any longer.  She is currently 86 years old and currently lives with us in Canton.  Our house which we owned from the first day they built it is in wonderful condition.  It took me nearly a year to upgrade this house to current standards due to living in Canton and going to and from this house in Maple Hts. to work on it.

We would like to keep our home, but due to; traveling between Canton and Cleveland, gasoline cost, time involved in keeping it maintained and caring for my mother which requires 24 hours a day care, it's just way too problematical.

These are just some of the advantages of owning this fine home;

This house would be fantastic for a growing family with several children and more on the way.
There are schools very near and within easy walking distance.
The City Of Maple Hts. is planning on funding a total all new school-building project in the very near future which will replace all older schools with new ones (federally funded, no new taxes).
Bussing service for schools is a major plus.
Major highway access is very nearby with no problems.
There are at least 2 major shopping centers/malls within an easy drive of just a few minutes.
Easy access to most major restaurant chains and specialty stores.
Regular bus service is on a regular time schedule.
Extremely fast police/emergency response time is also great, usually within 3 minutes.

This is really a one-of-a-kind home with a great location.

New recent 2007 upgrades are:
Note: All New work was done by licensed contractors except for minor repairs and paint which I did myself.

New Forced-Air Gas Furnace installed, 2007.
New Whole-House Air Conditioning installed, 2007.
New 100 amp Electrical Service Box installed, 2007.
New Phone, TV Cable and Internet Network Cabling System installed in every room except bathroom, 2007.
New Electric Water Heater installed, 2007.
New Front Steps with Safety Railing installed, 2007.
New Garage Roof, Siding and some Driveway Concrete, 2007.
New Paint and minor repair work through entire house except the upstairs which didn't need it, 2007.
New Whole-House Carpeting, 2007.
New Kitchen anti-marring wood flooring along with new ceramic tile around the sink area, 2007.
Basement is semi-finished with your own workroom, shower, clothes washer and wash basins.

This house also features all natural wood finishes.  None of the trim and inside doors have ever been painted, just varnished which truly glows with a fine natural hue.

The house has 3 bedrooms.  The first floor has 2 bedrooms.  The upstairs is finished and has 1 bedroom, but has capacity for at least 3 more, maybe 4 if you have small children.  This house is perfect due to being able to expand your bed space upstairs for 4 twin size bed spaces and a nook for a baby type bed.

There are no appliances except for an electric washer downstairs.  We installed both gas and electric service for the stove and can have 220 Volt electric service for a dryer if requested after purchase.  I have made it a major point to put in 220 Volt service for the Stove and Water Heater.  I have tried to be as environmentally Green Friendly as possible.

Major electrical appliances are more affordable when purchased and cost less to use over the lifetime of the unit.  An Electric Stove is also safer due to no open flames.  An Electric Water Heater is safer too due to no gas being used with the possibility of the flame blowing out and accumulating gas downstairs which might ignite and cause your house to blow up.  It has happened to people!

There are overhead lighted fans in both bedrooms on the main floor as well as the kitchen.  We've found, over the years, that using these fans really helps to cut down on the heating cost during the winter.

My family is currently selling our home for a remarkably low price, reduced to $67,500.  To us, it's worth a lot more in memories!
